Well Water ReportExpandCollapse
PRIVATE WELL OWNERS

Nobody tests your well but you.

A city utility treats its water, monitors it all year and publishes the results. A private well has none of that. No treatment, no monitoring, no annual report — which is why health officials recommend testing a private well every year.

  • Hardness, iron and pH, measured at your tap in minutes
  • The rotten-egg smell of hydrogen sulfide
  • Sand, silt and rust carried up from the well
  • Bacteria and nitrate — these need a certified lab, and we will point you to one

We size your system from your own test results, not from a guess about your street.

Better water starts
with what is inside.

On well water?
There is no utility report to start from — your well is yours alone.

Some water companies turn a “free water test” into a three-hour, high-pressure sales presentation in your living room.

Biscayne Water delivers upfront pricing, premium equipment and a no-pressure water test—results in minutes, not hours.

THE BAD NEWS

Well Water Reaches More Than Your Drinking Glass

Approved shower illustration with skin-barrier detail

Common South Florida Well Problems:
Very hard water from the limestone aquifer, iron and manganese staining, hydrogen sulfide odor, sand and sediment, and — because nothing disinfects a private well — the risk of coliform bacteria.

Untreated well water touches every tap in the house: the shower you stand in, the laundry, the ice maker and the water heater. Hardness and iron leave scale, orange staining and stiff laundry, and shorten the life of appliances you already paid for.

Health Risks

  • Stomach & Intestinal Illness
  • Nitrate Risk To Infants
  • Higher Risk If Immune-Compromised

Private-well risk categories summarized from EPA and Florida Department of Health guidance for private drinking-water wells. A water test tells you which, if any, apply to your well.

Whole-Home FiltrationExpandCollapse

Whole-Home Filtration

THE GOOD NEWS

Biscayne Water installs whole-home filtration systems in just ◷ 4 to 6 hours on average, treating odor, sediment and hardness at your main water line for cleaner water throughout your home.

PCB + Reverse Osmosis + Carbon/Alkaline Filter Bundle

  • Magnetic front cover lifts off for easy filter access.
  • Use the indicator lights to track filter replacement.
  • Easy cartridge replacement: remove the old filter and fit the matching new cartridge.

Estimated Lifespan With Whole-Home Filtration:
1–3 years, depending on usage.

Whole-home filtration may extend life by reducing filter load. Labels list 6–12 months. Our longer estimate assumes whole-home filtration; check the replacement indicators.

UV Lamp & Sediment Cartridge

Yearly Well Upkeep
  • The UV lamp is replaced about once a year. It keeps glowing long after it stops disinfecting, so it goes by the calendar, not by looks.
  • One spare bulb ships with your system.
  • The sediment cartridge is rated for 10,000 gallons; a sandy well goes through them faster.
  • We can handle both on a service visit, or leave you the parts.

1. Clack® WS1 Control Valve

Illustration of the Clack WS1 control valve
  • A single reciprocating piston and a one-piece seal stack do all the switching—the control valve independent dealers have built on for decades.
  • Glass-filled composite body with a four-position 1-inch full-flow bypass built in.
  • Meter-based regeneration: it counts the gallons your home actually uses instead of guessing on a timer.
  • Serviced without special tools—caps and nuts are hand-tight and the seal stack lifts out with your fingers.
  • Designed, assembled and water-tested in Windsor, Wisconsin.

A seamless high-density polyethylene liner, overwrapped with filament-wound fiberglass. Your water only ever touches the liner; the fiberglass carries the pressure.

  • One-piece liner—no seam to split, and no metal inside to rust.
  • Rated to 150 psi with a 4:1 safety factor and a 600 psi minimum burst.
  • Pressure-cycled 100,000 times from 0 to 150 psi, which exceeds the NSF/ANSI 44 minimum.

Ask About UV + Pre-Sediment ›

Sediment filtration catches what the well carries up. UV targets the microorganisms a private well has nothing else to stop. On a city system we sell these as an add-on; on a well they are part of the build.

What Is Softener Salt For?ExpandCollapse

What Is Softener Salt For?

1. Resin Makes Hard Water Soft.

Resin beads catch calcium and magnesium—the minerals that cause hard water, scale and cloudy spots on glassware.

Before and after: scale on shower glass, faucet and drinking glasses

Less scale helps protect dishwashers, washing machines and refrigerator water systems from mineral buildup, helping them work efficiently and potentially last longer.

Gentler On Skin & Hair

Softer water helps reduce mineral buildup on hair and soap residue on skin. Less residue may help reduce the dryness and irritation it can cause.

Woman brushing her hair

2. Salt Cleans The Resin.

Ion exchange: salt ions in, calcium and magnesium minerals out

Salt water flows from the brine tank into the main tank.

Salt releases the minerals (calcium and magnesium) trapped on the resin beads.

3. The System Adds Water For Next Time.

Salt regeneration water cycle

Used salt water and minerals flow out through the drain pipe. Fresh water refills the salt tank and dissolves salt for next time.

Add More Salt When It Runs Low.

New system? Check the salt after four weeks, then every 4–8 weeks until you learn your refill pattern. Top up with 4–5 bags as needed; water use affects timing.

We usually program the regeneration cycle for nighttime after every 4,500 gallons—about every 2–4 weeks, depending on use. We can adjust the time and frequency.

Regeneration may cause rushing or hissing sounds.

4. What About Salt-Free Conditioners?

Helps Limit Deposits

  • May reduce hard, chalky deposits in pipes, appliances and on fixtures.
  • No salt refills or brine rinse.

Does Not Soften Water

  • Hardness minerals stay; water does not get softer.
  • Water spots can remain on glassware and fixtures.
  • Soap may not lather or rinse as well as in soft water.

For Truly Soft Water, We Recommend Salt-Based Softening.

Salt-based softening removes hardness minerals for better soap lather and rinsing, with fewer mineral spots. Salt keeps it working.

A smoother install
starts with a few photos.

Text clear photos: close-ups and a wide view.

Close-up of the kitchen sink faucet

1Kitchen Sink Faucet

  1. Send a faucet close-up. We match its finish to your new drinking-water faucet.
  2. Show your sink, cabinets and adjacent dishwasher.

2Under the Kitchen Sink

  1. Open the doors. Show the plumbing and the nearby dishwasher.
  2. Leave room for the tankless reverse osmosis system: 6″ W × 18″ D × 15½″ H.
  3. Show an unused outlet with continuous power. It must stay on when the garbage disposal is off and cannot use the disposal wall switch.

Not Sure If It’ll Fit?

Send photos with a measuring tape showing the space.

3Main Water Line & Surroundings

  1. Show the main water entry pipe and shutoff valve.
  2. Include the floor, walls, outlet and drain.
  3. On a well, photograph the pressure tank and the pipe leaving it — that is where your system ties in. Not sure? Check the garage, the water-heater area or the equipment pad outside. We can help identify it.

⊕ Tap to enlargeTank sizes shown above; send a wide view of the area.

Power Outlet Requirements

  • Three powered pieces: the whole-home filtration system, the UV sanitizer at your main line and the tankless reverse osmosis unit under the sink. Each needs its own standard 110V/120V outlet with continuous, unswitched power.
  • The tankless reverse osmosis outlet must stay on when the garbage disposal wall switch is turned off.
  • An outlet may be available behind your dishwasher. Our installer can check if it is safely accessible. Please leave the dishwasher in place.
  • If a new outlet is needed, hire an electrician separately. Electrical work is not included in our installation price.
  • Prefer an option without power? A conventional tank reverse osmosis system does not need an outlet.
